1. Agency Agreement Terms

1.1 Introducing Agent Rights

When you contact us regarding any property, 21 Property Finder Ltd becomes your introducing agent for that property for a period of 90 days from the date of first viewing or detailed information provision.

1.2 Client Registration

We will register your interest with property owners, developers, investment companies, or their representatives to:

• Facilitate property viewings and access to detailed information
• Protect our reward rights as the introducing agent
• Prevent duplicate registrations with other agents
• Ensure smooth transaction process
• Comply with Cyprus Real Estate Agents Law [71(I)/2010]

1.3 Reward Structure

• Standard Rate: 5% of property value + 19% VAT
• Payment: Reward is typically included in the property price and paid by the seller
• Legal Entitlement: Only licensed agents (RN: 1022, LN: 505/Ε) are legally entitled to receive rewards under Law 71(I)/2010

1.4 Exclusivity

During the 90-day exclusivity period, you agree that:

• 21 Property Finder Ltd is the sole agent for properties we have shown you
• You will not contact the property owner/company directly to circumvent our reward
• You will not engage another agent for the same property
• Any transaction for properties we introduced will proceed through our agency

2. Data Protection & Privacy (GDPR)

2.1 Data We Collect

When you request property information or services, we collect:

• Name and contact details (phone, email, address)
• Property preferences and requirements
• Financial information (if provided for property affordability assessment)
• Communication history and viewing records

2.2 Legal Basis for Processing

We process your personal data based on:

• Legitimate Interest (GDPR Article 6(1)(f)): To operate our real estate business and protect our reward rights
• Contractual Necessity (GDPR Article 6(1)(b)): To provide the real estate services you requested
• Legal Obligation (GDPR Article 6(1)(c)): To comply with Cyprus Real Estate Agents Law and anti-money laundering requirements

2.3 Data Sharing

We share your data with:

• Property owners, developers, and investment companies (for viewings and transactions)
• Legal advisors and conveyancing lawyers (when required for transactions)
• Regulatory authorities (Cyprus Real Estate Registration Council, Data Protection Commissioner)
• Financial institutions (for mortgage facilitation, if requested)

2.4 Data Retention

• Active Clients: Until transaction completes + 7 years (legal requirement)
• Inactive Clients: 2 years from last contact

2.5 Your Rights

You have the right to:

• Access your personal data
• Correct inaccurate data
• Request deletion (subject to legal obligations)
• Object to processing (subject to legitimate interests)
• Lodge a complaint with the Cyprus Data Protection Commissioner

2.6 Cookies, IP Addresses & Visitor Records

Our website uses cookies and records certain technical information so we can remember you, keep your searches and wishlist working, protect the service and measure how the site is used. The cookies we set are:

• Session cookie (essential): keeps you moving through the site (language, login, current search). Deleted when you close your browser. Works without consent as it is strictly necessary.
• pf_cookie_ok (consent choice): remembers whether you accepted or declined cookies. Kept for 12 months (6 months if declined).
• pf_visitor (visitor record): a random identifier that lets us recognise you as a returning visitor. Kept for 12 months from your last visit. Set only if you accept cookies.
• pf_wish (wishlist): keeps the properties you have saved with the heart button. Kept for 30 days.
• Chat records (Maria assistant): if you use our chat assistant, the conversation and any details you choose to give (name, phone, email, property preferences) are stored so the appropriate consultant can contact you.

2.7 IP Addresses & Approximate Location

We record the IP address of your visits together with the approximate country and city derived from it. This is used to pre-select your dialling code and language, to detect fraud and abuse, and for aggregate visitor statistics.

2.8 Why We Keep These Records

• Service continuity — remembering your language, searches, wishlist and chat so you do not start from zero on every visit
• Security — detecting fraud, abuse and automated attacks against the site
• Statistics — understanding how many visitors we have and which pages and properties attract interest
• Referral tracking — knowing which channel (website, chat assistant, campaigns) brought us your enquiry, so the right consultant handles it

Retention: visitor cookies and the related records are kept for 12 months from your last visit, after which they expire. Enquiry and client records follow the retention periods in section 2.4 above.

3. General Disclaimers

3.1 Property Information Accuracy

All property information is provided in good faith based on details supplied by property owners, sellers, developers, or their representatives. While we make every effort to ensure accuracy:

• We do not guarantee the accuracy, completeness, or currency of property information
• Property descriptions, measurements, and specifications may contain errors
• Property photos may not reflect current condition
• Prices are subject to change without notice
• Availability is not guaranteed until contracts are exchanged

3.2 No Liability for Third-Party Information

21 Property Finder Ltd is not liable for:

• Inaccurate information provided by property owners, sellers, or developers
• Misleading property descriptions or specifications from third parties
• Undisclosed property defects, liens, or encumbrances
• Changes to property condition between viewings and completion
• Planning permission issues or title deed problems

3.3 Professional Advice Requirement

We strongly recommend you obtain independent professional advice before purchasing property:

• Legal Advisor: Independent lawyer for contract review and conveyancing
• Surveyor: Property condition survey and valuation
• Financial Advisor: Mortgage and investment advice
• Tax Advisor: Tax implications and VAT assessment
