Who we are
21 Property Finder Ltd is a licensed Cyprus estate agency (Registration No. 1022, Licence No. 505/E) with its head office in Nicosia and coverage across Nicosia, Limassol, Larnaca, Famagusta and Paphos — the whole of Cyprus, not one district.
Our team of more than fifteen people combines property consultants who know their districts street by street with in-house support in legal coordination, accounting, valuation and technology. That mix is deliberate: it is what lets one office take a client from first viewing to signed title deed without handing them around.
A word from our CEO
I started this company in 2007 because I believed clients deserved straight answers about what a property is worth and what it will cost them. Nearly twenty years and thousands of transactions later, that has not changed. We bring more than thirty years of corporate-finance experience to the valuation table, and we would rather lose a sale than sell you the wrong asset.

Valuation is where our background shows. Alongside standard residential and commercial appraisals, we prepare valuations of whole operating businesses — hotels and tourist accommodation, retail and leisure premises, mixed-use developments and land banks — where the value sits in the trade as much as in the bricks.
That work draws on more than thirty years of corporate-finance experience: discounted cash flow and income capitalisation, EBITDA and RevPAR benchmarking, comparable-transaction analysis, and the debt and restructuring context a bank or a buyer will actually test the number against.
